Handover day is already crowded with keys, defects, utilities, insurance and removalists. Furniture becomes dangerous when it is treated as one more delivery rather than a small project.
The objective is not to have every decorative object arrive immediately. It is to make the residence functional without damaging the building, the furniture or the buyer’s sanity.

The goal: separate possession, site readiness and installation
Legal handover does not automatically mean the residence is ready for a truck, a lift booking or a custom installation. Each gate needs evidence.
Confirm possession and access authority
Do not book irreversible delivery against an optimistic date. Confirm who can authorise the loading dock, lift and apartment access if the buyer is not present. Keep building-management contacts in the install pack.
Close critical defects before furniture hides them
Floor damage, wet-area issues, electrical faults and joinery defects can be harder to inspect or repair after installation. Photograph every room empty and agree which defects block furnishing.
Verify final dimensions and services
The built apartment may differ from earlier plans. Confirm custom dimensions, power, curtain stacks and usable wall lengths before releasing site-dependent pieces.
Stage the installation
Install beds, major seating and dining first. Follow with rugs, occasional pieces, art and styling after the room has been checked. Staging is not fragmentation when the sequence is controlled.
Run a furniture snag after placement
